Acceptable Use and Outreach Rules

Be honest about who you are
Never say or suggest that you are, or work for, a lender, loan servicer, trustee, court, county, sheriff, HUD, FHA or any government agency. The app blocks names and titles that suggest this; do not work around it.
Keep the disclosure on every piece. Do not remove, cover or shrink it.
Tell families all their options
Every homeowner piece shows all five options, including listing with an agent. Do not tell a family that selling to you is their only choice, pressure them with false deadlines, or misstate what their lender, the trustee or the law will do.
Texts, calls and email
Only contact numbers and addresses you are legally allowed to contact. Check the National Do Not Call Registry and your state's rules before calling or texting, respect quiet hours, and follow your state's texting laws.
Stop immediately when someone opts out, and mark them do-not-call in the app. Never text or call a number marked do-not-call.
Never use automated dialers, autotexters or bulk-messaging tools with data from the Service unless you have the consents those laws require.
Foreclosure-specific laws
Some states strictly regulate contact with, services to, and purchases from owners in foreclosure (for example, required contract language, cancellation rights, and limits on fees or on taking title). If you work in such a state, get legal advice first and follow those laws exactly. Do not charge homeowners any fee for help or advice through the Service.
Fair housing and respect
Do not discriminate based on race, color, religion, sex, national origin, familial status, disability or any other protected characteristic. Language is never guessed from a name in the app; mark Spanish only when you know the family prefers it. Treat every family with respect; no harassment, threats or repeated contact after a no.
Data and photos
Upload only data you obtained lawfully and may use this way. Do not upload data you scraped from sites that forbid it. Use only photos you own or are licensed to use; people in the ready-made photos are illustrations and must never be presented as your clients.
The Service itself
Do not share logins, attack or probe the Service, get around limits, copy or resell templates, or use the Service to build a competing product.

Report misuse, including by other users, to cody@darkhorsetraders.com. We may suspend accounts while we investigate.
